Hughes Ellard has won instructions to market the last remaining office at a prestigious location on a main approach into Southampton.

Number 1 Dorset Street is already home to two big names in the city – business and financial advisor Grant Thornton and Spanish banking group Santander.

The A-grade four-storey office, which was recently built on derelict land in a £9m scheme, has 3,000 sq ft available on the top floor, on the same level as new occupier Santander, at a quoting rent of £19.50.

Nix Cox, from Hughes Ellard’s Southampton office, said: “Number 1 Dorset Street, with Grade A accommodation, is located in the heart of the city’s central business district and already has two high-calibre occupiers.

“We anticipate new enquiries on the back of resumed confidence by the business community, and there is a rare signage opportunity available on the front of this prominent office.”

He added: “The location of Number 1 Dorset Street is also an important factor here – the A33, which is the main arterial route north from Southampton to the M3, is on the doorstep, and the inner ring road also connects with the M27 to both the east and west of the city.”

Grant Thornton is the anchor occupier at the property, having pre-let three of the four floors in 2007.

Deeley, a partner in landlord owner Dorset Street Partnership, was developer, with an estimated 300 jobs created on site, which comes with parking.

Number 1 Dorset Street, opposite the Jurys Inn hotel at Charlotte Place, is one of just a handful of offices in the South where coloured glass public art has been incorporated into the fabric of the building, in this case in the main elevation.

Hughes Ellard, instructed by Deeley, is joint agent with CBRE.
