In landlord and tenant matters, whether rent review or lease renewal, lesson one in maximising your position as a tenant is, strangely enough, not necessarily about you. What does the landlord want/need to achieve? 

It goes without saying that we will scour the lease for terms to use to your best advantage in negotiation and use our extensive and detailed transaction database to best effect, but the landlord might be able to prove a rent that your business cannot afford. Maybe you can offer the landlord something it values more highly even than rent? An extended lease term perhaps? Early possession to enable vacant possession sale? A Deed of Variation to remove terms which frustrate the landlord but which do not necessarily confer any immediate benefit on the occupier?

Too often a surveyor will focus on the rent and/or telling the occupier what they want to hear. The job of a good tenant’s surveyor is to assess the landlord’s negotiating position, to be realistic as to what can and cannot be achieved on rent or, in the case of lease renewal, revised lease terms. Poor initial advice may encourage an occupier to start or pursue a fight that cannot be won, which in itself can prove expensive. 

In most circumstances we will be prepared to discuss a success related fee, which means we back our judgement with our money.

We will take your case to the Court or Arbitration/Independent Expert Determination if required, but these are expensive ways of resolving disputes which can often be avoided if the client’s needs are established and understood at the outset.
